How Foundation Repair Works

A house shifts when the ground under part of it dries out, gets soaked or gives way. Repair puts that part back on firm support and deals with what caused the shift. On a slab, a specialist may set steel or concrete piers under the low side and lift it in small steps. Over a crawl space, the fix is often new shims, posts or piers under the beams.

Most plans also handle water, with gutters, downspout extensions or regrading. A plumbing leak under the floor gets fixed first, because wet clay keeps moving until it stops. Permits, engineers and licenses are covered in the questions below, and our Tennessee foundation repair rules page explains the rest.

Is Foundation Repair What Your House Needs?

Only an inspection answers that, and the local foundation specialist decides. These signs are worth putting in your request.

  • Stair-step cracks in brick. A crack that climbs through the mortar joints can mean one corner now sits lower than the rest of the wall.
  • Doors that rub or won't latch. When a frame twists out of square, a door may drag along the top or miss the strike plate.
  • Floors that slope or bounce. A ball that rolls to one wall, or a soft spot over a crawl space, is worth writing down.
  • Gaps after a dry spell. Fresh cracks or trim gaps in late summer can follow clay subsoil drying out and pulling back.

The Cost Side of Foundation Repair

These are planning figures from home-cost sites, not our price, and none is a quote or bid. Two rows are national; the Clarksville row, a 2024 local figure, sits well below them.

Cost rowFigureSource (year)
Typical foundation repair, nationalabout $2,224 to $8,134 (average about $5,179)This Old House (2026)

Pier count drives most of the bill, with access, plumbing, drainage, permits and any engineer's report moving it too. The cost calculator and the foundation repair cost guide go further.

How Long Foundation Repair Takes

There is no set length, so the specialist puts the schedule in the written estimate.

  1. Send a request. Share the address and what you have seen, and we arrange a visit with a local foundation specialist.
  2. Inspection day. The specialist walks the outside, studies each crack, checks any crawl space and takes floor readings to find the low spots.
  3. A written plan. Expect the method, the number and placement of supports, drainage steps, who pulls any permit and the warranty terms, all on paper.
  4. The repair. The repair crew sets the supports, raises the house in small steps where the plan says so, backfills and takes a last set of readings.

What Delaying Foundation Repair Can Cost

Small changes are easier to check, and often cheaper to fix, while they are new. The timing is yours; an early look just gives you more facts.

It has been a dry year here. The U.S. Drought Monitor showed Montgomery County in drought in October 2026, and January through September was the 7th-driest such stretch in 132 years, about 10 inches below normal (NIDIS). Soils like Baxter and Crider have clay subsoil over limestone that holds water and then dries out. Water also moves through the rock itself, and the County notes that sinkholes are a common feature here. Lots by the Cumberland, which crested at a record 62.58 feet at Clarksville in May 2010 (NWS), swing hardest from wet to dry.

Common Questions About Foundation Repair

Does Tennessee license foundation contractors?

On larger jobs, yes. A state contractor's license is the rule once a project reaches $25,000, and the state's list of classifications includes BC-5 "Foundations." Ask the specialist for the number and classification, and check both on the state's license verification site. If you live inside city limits, ask about City of Clarksville contractor registration as well.

Do I need a permit for foundation repair?

It depends on the job and the address, and no City or County page we read names foundation repair directly. Have the specialist tell you who files for any permit. Then check with City Building & Codes inside city limits, or with Montgomery County Building and Codes at 350 Pageant Lane, Suite 309, outside them.

Will an engineer look at my house?

Not on every job. We found no City or County rule asking for an engineer's letter on ordinary foundation repair. You can still ask whether a professional engineer will evaluate the home or put a seal on the plan. Sinkhole remediation is a separate matter that the County's karst policy covers, with its own engineering report.

Is there a charge to send a request?

No. Sending a request costs you nothing, and we set up the visit from there. Many foundation specialists give estimates at no charge, but ask about any inspection fee when the appointment is booked, so you know where you stand.
